Maintenance Technician – Multifamily Properties

Charleston, SC | Full-Time | $22–$26/hour

Schedule: Monday–Friday, 40 hours/week, with a rotating after-hours on-call schedule

Additional Compensation: On-call stipend + overtime for eligible after-hours work

Reports To: Maintenance Supervisor / Property Manager

About the Opportunity

We’re looking for a hands-on, dependable Maintenance Technician who enjoys variety and takes pride in keeping residential properties in excellent condition.

This is a great opportunity for someone who can confidently handle make-ready work, punch lists, resident service requests, and general property maintenance. One day you may be turning a vacant apartment and completing drywall repairs and paint touch-ups; the next, you may be troubleshooting a plumbing issue, replacing a fixture, or helping diagnose an HVAC problem.

You’ll work across multiple multifamily properties and will play an important role in ensuring homes are safe, functional, clean, and ready for residents.

What You’ll Do

Unit Turns & Make-Ready Work

  • Complete punch lists and prepare vacant units for new residents
  • Perform drywall patching, painting, and paint touch-ups
  • Complete caulking and minor flooring repairs
  • Repair or replace doors, windows, hardware, fixtures, and other components
  • Identify and address items that could prevent a unit from being move-in ready

Resident Service Requests

  • Respond promptly and professionally to resident work orders
  • Diagnose and repair common plumbing, electrical, appliance, carpentry, and general maintenance issues
  • Communicate professionally with residents while working inside occupied homes
  • Keep work areas clean and minimize disruption to residents

Preventive Maintenance

  • Perform routine maintenance and repairs throughout properties
  • Assist with seasonal preventive maintenance
  • Maintain building systems, common areas, and grounds
  • Identify potential maintenance issues before they become larger problems

HVAC Support

  • Assist with basic HVAC troubleshooting and repairs
  • Perform routine HVAC-related maintenance within your level of training and certification
  • EPA Section 608 certification is a plus

Documentation & Communication

  • Complete work orders accurately using a smartphone or tablet
  • Document completed work and provide photos when required
  • Communicate job status and outstanding issues with the property management team
  • Maintain accurate records of materials and repairs

On-Call Responsibilities

  • Participate in a rotating after-hours emergency on-call schedule

  • Respond to urgent maintenance issues such as:- Water leaks or water intrusion

    • No heat/no AC
    • Lockouts
    • Plumbing emergencies
    • Electrical issues
    • Life-safety concerns
  • On-call stipend plus overtime is available for qualifying after-hours work

Safety & Property Upkeep

  • Maintain tools, equipment, inventory, and work areas
  • Follow all company safety procedures
  • Use appropriate PPE and safe work practices
  • Maintain a professional appearance and represent the company positively at every property

What We’re Looking For

  • 1–3+ years of experience in apartment maintenance, residential maintenance, make-ready work, or a related skilled trade

  • Strong handyman skills and the ability to troubleshoot problems independently

  • Working knowledge of:- Plumbing

    • Basic electrical
    • Drywall and painting
    • Carpentry
    • Appliances
    • General building maintenance
  • Ability to manage multiple work orders and prioritize a punch list

  • Strong attention to detail and pride in workmanship

  • Excellent customer service skills and professionalism when working in residents’ homes

  • Comfortable working independently across multiple properties

  • Ability to use a smartphone or tablet for work orders, photos, and communication

  • Valid driver's license and reliable transportation

  • Own basic hand tools

  • Ability to lift 50+ pounds, climb ladders and stairs, and work indoors and outdoors

  • Availability to participate in a rotating after-hours on-call schedule

Preferred Qualifications

The following are a plus, but not required:

  • EPA Section 608 Certification — Type II or Universal
  • CPO (Certified Pool Operator) certification
  • Experience maintaining older or historic buildings
  • Experience with plaster walls, original windows, aging plumbing, or older electrical systems
  • Experience with AppFolio or similar property management/work-order software
  • Bilingual English/Spanish

Compensation & Schedule

  • $22–$26/hour, depending on experience and qualifications
  • Full-time, Monday–Friday, 40 hours/week
  • Rotating after-hours emergency on-call schedule
  • On-call stipend
  • Overtime available for qualifying after-hours work
